At the time of booking you will be charged 100% of your stay.
Cancelation Polices:
If you choose not to add Travel Protection:
November to August: For cancellations more than 15 days before arrival you will be issued 100% Refund. If you cancel 14-8 day or less before arrival- There will be issued 50% Refund If you cancel 7 days or less before arrival- there will be no Refund.
September and October Cancelation Polices: If you cancel 30 plus days before arrival you will be issued a Refund of 100% 29 to 15 days before arrival you will be issued a Refund of 50% if you cancel 14 day or less before date of arrival you will not be issued a Refund.
OCCUPANCY: The Guest House resides in a residential neighborhood. Guests agree to keep the noise level low and not disturb the neighbors. Should the Management receive any complaints regarding excessive noise, the Guests may be asked to immediately vacate the property. No refund of lodging fees will be given if Guests are asked to leave due to excessive noise or complaints from neighbors. No unregistered guests or parties are allowed on the property or in the residence without prior permission from the Management. Plenty of off street parking.
MINIMUM STAY: A two-night minimum stay is required unless special arrangements have been made.
OPEN FLAME/SMOKING: For the safety of other, open flame of any kind is not permitted inside the residence. Smoking is only permitted outside. A $450.00 cleaning fee will be billed to the Guest should this condition be violated. Guests agree this fee may be charged to their credit card.
PETS: We genuinely regret that pets cannot be accommodated.
PERONAL PROPERTY: The Management is not responsible for loss or damage to Guests’ personal property, including vehicles and property left on the premises or in vehicles. (Examples: clothing, jewelry, cameras, radios, etc.) Items left in Guest House will be returned where possible at Guests’ expense.
DAMAGE DEPOSIT: During the Guests’ stay, the Guests agree to leave the premises in neat and orderly condition. Please leave the Guest House in the condition you found it upon arrival. Beds do not have to be made-up. Should guests leave the premises unusually messy or dirty, an additional fee of up to $300 may be charged to the Guests’ credit card. Guests agree to assume financial responsibility for any damages or loss to the structure and/or furnishings, or landscaping, that occur during your stay. Guests agree that any costs or repair or replacement caused by damages will be billed to the Guests’ credit card or paid by check to the Management.
MANAGEMENT: The Management reserves the right to refuse lodging and /or service to anyone. The Management maintains the right as ask Guests to leave at any time your behavior is considered unruly or destructive.
INDEMNIFICATION and NON-WAIVER: All Guests agree to reimburse Management upon demand in the amount of the cost of repairs or service (including plumbing trouble) caused by the negligence or improper use by Guests. Guest at all times, will indemnify and hold harmless Management from all losses, damages, liabilities and expenses which can be claimed against Management for any injuries or damages to the person or property of any persons, caused by acts, omissions, neglect or fault of Guests, or arising from Guests’ failure to comply with any applicable laws, statues, ordinances or regulations. Any failure by the Management to exercise any rights under this Agreement or Missouri law shall not constitute a waiver of any Management’s rights.
